Initial Interview
This can be a stand-alone scheduled office meeting or a telephone conversation in which the buyer determines if he wishes to have Bev represent him in his real estate transactions, or it can segue into the remainder of the process. Through a guided conversation, the buyer's wishes and desires are explored to define his needs relative to type of property, location, area amenities, etc. For first-time buyers, the process from beginning through closing is explained and discussed. Bev's philosophy is that you should be informed so you can make an educated decision.

Determination of Financing Options
Buyer's financial qualifications and preferences are discussed, usually in the presence of a mortgage loan officer who can best provide the required financing. It is in the buyer's best interest to make formal loan application and receive loan approval (not only pre-qualification) prior to identifying and making an offer on a property.

Selection of Appropriate Properties
Bev's use of cutting edge technology permits timesaving in-office selection of potential properties from the multiple list system and other sources. Photographs, maps, fine details and legal information is reviewed to refine the buyer's search and select only the most appropriate choices for physical inspection.

The selection process is at once emotional and methodical and guidance through that process by Bev as your objective advocate is of paramount importance.

Preparation of Offer To Purchase
Preparation begins with a comparative market analysis of the property relative to the buyer's desires and the value of like properties in the area. This is essential in defining the amount to be offered as well as other terms and conditions of purchase. Guidance through considerations aside from financial include contingencies for inspections of property condition by a certified professional, radon, lead, or other environmental certifications, sanitation and pest inspections, and others issues esoteric to the property.

Presentation and Negotiation of Offer
Bev's years of experience are invaluable in the professional preparation of your offer and her knowledge and experience ensure all your considerations are defined, and that all requirements of a real estate transaction are met. Negotiation in the Buyer's best interest begins with presentation of the offer to the seller or seller's representative and is continued throughout discussions, counter-offers, etc., to completion of the contract to purchase.

Administration of the Contract
Arrangements for inspections - property, environmental, pest, etc.; coordination between mortgage company, attorney or title company and other service providers; guidance and recommendations for providers of utilities, home insurance, etc.; and, pre-settlement inspection and preparation for the settlement or closing process; and preparation, copying and distribution of documents to appropriate parties.

Consultation At Settlement
Bev is present at settlement and available to review the settlement sheet (HUD-1) and answer questions or offer explanations.
